Appliance leaks are an ordinary household problem, and they are often slow, because a hose or seal drips behind a machine for days. Rental homes made up 18.5% of occupied homes at the 2020 census, so tenants and landlords may both be involved.
How the crew dries an appliance leak
The crew shuts off the supply, runs water extraction on the floor and checks the cabinet bases, toe kicks and wall bottoms with meters. Flooring that cannot dry in place is lifted, the cabinet bases are vented, and air movers and dehumidifiers dry the subfloor and the cavity under it.
- Washer hoses, dishwasher fittings and refrigerator supply tubes are checked
- Toe kicks come off so air reaches the cabinet bases
- Vinyl, laminate and wood flooring are tested with a meter
- Gray water steps apply if the water sat for days
