Frozen pipes rarely announce themselves, because the split stays sealed by ice until the thaw lets water run. The damage then spreads through the cavity, the ceiling below and the floor, so the first move is shutting the water off and calling dispatch.
How the wet cavity gets dried
Dispatch sends a crew that finds the split with a meter and a thermal camera, extracts standing water and cuts a small opening above and below the wet area. Air movers and dehumidifiers then run on the open cavity until the framing and insulation read dry. Wet insulation is bagged and removed.
- The main water valve is closed before any cutting starts
- Ceilings below are checked for hidden water
- Wet insulation is bagged because it cannot dry in place
- Daily readings show when the cavity can be closed
